I am just starting out as an agent at KW and want to get a few rentals since you make money within the same week. I need to make some quick money to start out since i am out of a job.
Who should i be marketing to for these deals? how do i find them? i did a direct mail campaign to absentee owners and sent mail to them 5x but only got people who wanted to sell, not rent.

im working as a real estate agent at keller williams in New hampshire, NH. i am trying to get comps on this 3 family and it isn't working too well. i have other people in the office helping me out a little bit but they all have a different way of doing it and each say "multi-families are hard".
was hoping investors had a better way of being able to run comps using nneren.
my prices are ranging from 140k-230k

As a real estate agent, i am following up with all of my old leads that i had when i was flipping. i have a huge stack of people who want to sell.
The big objection i hear is, " i would sell it if i could get a good price (full value), but i dont want to list it with an agent because i do not want to interrupt my tenants. The income is good, but i would not be opposed to selling it." How do i handle this to get them to list with me?
2nd objection i hear is, " i am talking to another agent, but we have no signed any contracts yet." How can i convince him that i would be the better agent to work with?

i dont want to be doing this as my main real estate career, but i want to get a few renters since you get paid pretty quickly. i figured i would do this to get started and get some quick income to invest back in to the business.
how do i prospect for finding rentals?

Many people here at the office like to cold call people to get their listing leads. When is it a good time to do it? Most people are working mon-fri from 9-5, so should i not cold call during those hours?
what other inexpensive way to get listing leads do you like without cold calling out of a phone book?
