Hey! Yeah, I hold one once a month every month in downtown San Diego. There's also another really good one called casual carlsbad meet up. "True Real Estate Meet Up" is what its called now, and theres a group on Facebook. If you haven't already, check out @David Pere's Group on facebook. "From Military to Millionaire" - It's a military community of investors and theres a ton of solid info! I'll be posting the next meet up this weekend. It's typically the second saturday of every month, but there's a big schedule conflict this month so I'm adjusting it. I'll keep you posted!

Hey! I can't speak on the other two as much as I can for San Diego. 

I advise most of my clients here to consider the triplex route vs duplex or 4plex. Duplex's don't typically pencil out well here, and a 4plex ends up being a small apartment building (Typcially)


Triplex's fall somewhere in between depending on location and acquisition. I personally have a triplex as well. We got it for $1M and dropped about 25k in Renovations on it. Appraisal comes in next week, but comps put it at $1.45-1.5M. So I'm happy with it. It comes down to the specifics of the property in a market like this though. Mismanaged rents ect.

Yeah, I hold monthly meet ups in Downtown San Diego. They're usually the 2nd Saturday of every month, but this month will be the 3rd Saturday. I'll have it posted by Wednesday this week. As Dan said, It started as primarily tailored to military investors, but is open to all now.

Moved the event location due to issues with the HOA at my office. This one will be at my unit in Downtown! Bring a mask for the elevator ride up and text me when you're outside. It's the tall Yellow building in East Village. Trying to limit this one to 20 people so be sure to RSVP and send me a confirmation text so I can get a total headcount. Come have a couple drinks with other investors in the area. New and Experienced. We have a pretty diverse group in regards to investment strategy. There's always someone who knows something you don't, the key is to connect with them.

Hey man! 

I think it's situational - Holding vs Selling. If you find a deal that can put you and your lifestyle in a better position but would require selling I'd say go for it. We're in an extremely hot market and inventory is horrendously low. So selling right now likely wouldn't be a bad call if you're looking for the highest price point. However I agree with Dan on his points. If it were me I'd prefer to hold, but as I said it is situational on the potential deal you find. Full disclaimer downtown is does tend to have the longest days on market right now, but thats not saying much since the average overall is 11 days. 

I'm house hacking a triplex in IB right now. Picked it up for $1M and after some work we're hoping for a $1.5M re appraisal. Comps put it at $1.35M as is last October, but we'll see! The reason I bring this up is because if you have some extra capital on the side or left over from a sale, finding a house hack that is listed odd or needs just a little bit of work can be huge on returns. (SD relative). 

If you're wanting to stay in Little Italy, I have an off market duplex + ADU I can send over so you can evaluate. There are deals to be had in this market still! With how quickly properties are moving an Agent will sometimes miss some details on a listing. Missing/unaccounted for sqft, problems the buyer side doesn't want to solve ect.

Not to reference my triplex to much, but thats what happen to me. Listing agent had a problem with termite inspection. Sellers didn't want to tent because they would have to displace the tenants. So, we took their problem, found the solution, and submitted it with my offer. That due diligence and light rehab may pay off as a 500k equity gain! 
I'm ranting, but I'm excited for investors in this market right now. Finding and making Deals isn't boring and feels 10x rewarding when it comes to fruition.

Hey @John Lee!

As David mentioned I just picked up a triplex in Imperial Beach using the VA loan. Contract price was $1M but it appraised higher so we got some equity worked in even with 0 down. I'm also fixing it up right now and comps put it at about $1.4-$1.5M in ARV. So I'm stoked! I hold military real estate investing meet ups with @David Pere once a month in downtown to bring other local military investors together. Ironically I partnered with a now friend I met at the first one for this deal. I've helped others get similar deals put together as well. My client that bought a triplex last year with the VA loan is now about to profit 200k on his sale AFTER taxes and fees. There are deals to be had even in this market, it's just a matter of strategy.

The meet up is going to be at 950 6th ave in downtown. I'm trying to lock in the a venue right next door so we may be there instead. Either way its the same parking lot. Hope to see you guys there!
