@Kenyetta K Hall Since this thread is a little older, let me know if you didn't get the info you need.
I believe I just found a good resource for this. We did some preliminary testing of around 1400 leads and got hits on over 90% of them.
We got back phone numbers, including cell phone numbers, and things like date of birth, deceased, bankruptcy, email address, etc. Of course not all the info for every lead, but definitely a lot of good data.
I'm actually looking into whether we might be able to help other investors take advantage of this resource. If anybody has info about what services like this usually cost, I'd appreciate the info, to make sure things are cost effective.
I'm curious too, for anyone who uses skip tracing, do you usually pay per lead submitted, or just for hits (where they find data). And how much per lead? I just want to have something to compare.

I was just reading the blurb on one of the crowdfunding real estate websites.
It says: “Only a fraction of the properties we see meet our selective standards — we typically accept less than 1% of the thousands of potential deals we review every year.”
When it comes to attracting private investment money, how can you compete with companies that have the ability to perform that kind of level of analysis and selectivity?
Well maybe you can’t, but making money for your investor is not only about selecting the right property, its about offering a great all round service.
What I have noticed is that the quality of your website can make a huge difference in gaining the investor’s confidence.

Three questions to ask:-
- Is the deal priced under market?
- Can the rents be increased?
- Can we employ creative financing? Master lease agreement or seller-carry second mortgage.
If any one of these criteria is met then it can be a great deal and it’s worth a second look.
Have you ever come across a great opportunity that has one or more of the above criteria only to lose out because the seller felt more comfortable with another buyer?
