A good home inspector or GC should be able to advise you regarding the foundation. If the house is owned and remodeled by a GC, why did he not address this himself?

A termite inspection is probably best performed by a qualified pest control co.

I'm not sure you're getting such a great deal but maybe it is. I wish you much luck with it!

@Jimmy S. Can you prove it is her hair and band-aids?  Did she shed so much hair in just 4 months that she filled and clogged an old drum trap?  

Sometimes things happen and you do have to charge. But there are many times (I'd suggest this is one) where it's better to be magnanimous. You now have a clean drain in your rental house; it probably needed it anyway.

All of the trades are rich and require many years to become truly proficient. Even then, one is always learning and can always improve. That's part of what makes construction (and  life!) so enjoyable. 

Personally, I enjoy carpentry the most. I think it is one of the most versatile trades and worthy of a lifetime of study.  If I had to chose which trade I wish I was good at, I'd say masonry.  It is so hard!  I once saw a video of a journeyman mason building a block wall.  It was like watching the ballet...every movement had a purpose and there was no wasted effort at all!

So I think it's good that people want to learn to build and fix things. And certainly YouTube videos can be helpful. But always do a good job. Take the time to learn as much as you can and always strive to refine your techniques. The more you do something, the better you will become and the more you will appreciate true craftsmanship.

It's not really possible to assess the foundation situation from just those pics. Somebody will have to look it in person. 

You also better get a thorough termite inspection...the house is so low to the ground....too low.  Not good.

One has to wonder about the quality of the rest of their work.  Was a permit ever pulled for anything?  it sounds amaturish.

@Waylon Themer I'm sorry that happened to you.  Don't blame yourself: even when you do everything "right" things can go wrong...especially when dealing with [dishonest] people.  He'll get his.  Thanks for posting.

@Jeremy Drawas Was this an actual qualified appliance repair person that worked on it or just someone you know?  If the former, what did they propose you do?  If you like, I can pm you the appliance repair company I use; they've always done a good job for me. 

It's odd that you've had to replace the fridge twice. Is that a related issue?

There are numerous benefits to renting to a good cop. It really helps with crime in the area and they usually have steady employment but that doesn't out weight the worst downside for me.

I assume you would have no problem with them risking their lives for you though...if say you were being assaulted or robbed.  Doubtless, you'd find them trustworthy enough for that...

I also just had a tenant vacate that is an attorney. They were with me for 2 yrs and were never a problem. I don't understand how it could possibly be a problem to have an attorney for a tenant...unless perhaps I was doing something wrong.

Though it may be legal to discriminate against people based on their vocation, it seems a very short-sighted and  poor business practice. Why would any business want to narrow its customer pool?
