@Melody Dodderer Congratulations on your first!  If you use a managment company, they will be able to provide repair people. If you are going to 'self-manage' then you'll just have to try different workers until you find one that you like. You'll probably find some bad ones but, in time you'll find what you're looking for. Referral is usually the best method: ask everyone you know if they know a good handyman. Perhaps your contractor can suggest someone.

Good luck!

@Toben B. Maybe it's different in Tulsa but around here you would never get a skilled worker for $10.hr or even $15.hr....and I marvel that you think that's all a skilled carpet installer (or painter or drywall guy) is worth.

If that's all your contractor is paying them, then I'd say the same thing to him. How do you know he's paying them $10.hr?  Also, do your contractors carry Worker's Comp, in case the guys get hurt?  Will you?

@Donna Welschmeyer You can dress them up with applied moldings to mimic the look of panels but it's a fair amount of work and never looks completely convincing in my opinion.

If the doors look too dated or you simply don't like them, just replace them.  That would be my choice if it were my house

@Nat C.  There are certain situations where you can put tile over tile but it's generally not a good idea...especially in a wet location.

So, yes...it probably did need to be demo'd, but it's very odd that he would do it without your permission.  I would find a new tile setter ....and handyman. :)

@Barshay Graves If you only plan to spend $3,000. for repairs, I'd run.

@Ricky Stafford  It so much depends on your abilities and inclinations.  It is always going to be cheaper to do something yourself.  And if you're able to do it and enjoy it: you should do it.  But do excellent work!  When you hire good contractors and tradesmen, you are paying for quality and speed (keyword: good!).  It is always your decision if it's worth it.

Regarding a contractor's markup amount: why does it matter?  Do you want your tenants or buyers asking for a detailed accounting of your expenses...along with a justification for your profit? No. Your rent amount is what it is...as is your sale price.

You know what you want done and you have a budget.  The contractor's proposals are either within that budget or not.  If you get multiple proposals and none of them are within your budget then it is likely you have an unrealistic budget.  Rather than insist that everyone has to earn less for your sake, you adjust your budget accordingly. Simple, no?

Why bother getting 2-3 more bids when "...contractors love to BS new investors."?   More BS?!   :)

@Aaron McGinnis Gave a plausible answer.

@Max T.  Tempered glass is required around here and it is expensive.  I would estimate  $1,200. to $1,500. for that size door. Leaking depends on where the shower head is located.  Unless it's directly opposite the spray, it shouldn't be a problem (I assume you have a properly sloped curb).  The frameless panels are sort of designed to have gaps as it allows steam to escape.
