Jackie Lange I hear ya. And no just because they are out of state doesn't mean they are motivated, so where would you find a list of vacancies or is that mostly discovered by "driving for dollars" just searching the area for vacancies? Who in specific could find me a list of properties that break code violations? Thanks

Where do you obtain lists of absentee owners, estates, pre-foreclosures, etc? As a wholesaler I'm starting a mailing campaign and looking for cheap and reliable lists to market to these sellers!

Thanks Chris I didn't realize I can just pick up those unused leads and sell them myself. If I have a real estate agent that I currently work with for comps, do you think it would be as necessary to get a license as someone who has no networks with a realtor?

Would it be very beneficial to get a basic real estate license as a wholesaler or does this add too many regulations, limiting what I can do as a wholesaler?

David Elsea If I would live in the property it would be with a friend from school. I just wanted to know the steps to ensure I received my payments by adding the parents as another credible source of income. Also, if I live elsewhere I would rent the entire house to 2-3 people as you said before. Most students tend to rent entire houses and live with a few friends. Thanks again for the input.
