David Elsea I didn't think of the criminal background good idea. How do you go about credit/background checks? I work at a credit union on the side could that be of benefit to me? Also, I'm contemplating living with some and having them be my tenant to pay my mortgage, or renting to two or three people and living elsewhere. Any suggestions?

Jon Holdman yes Jon I meant a property with a mortgage on it. And those are some good points. Where would I find information on zoning so I can avoid issues in that aspect?

David Elsea thanks dave this was very helpful! My goal is to have the tenants pay the mortgage each month while receiving a small profit also. I intend to have parents of the tenants sign the paperwork also to a have a more credible source for the payments. What documents would be needed for this?

As a landlord what do you look for as the LOWEST ROI% that would still be appealing to buy that property. 10-15% ROI??
