This is a great list Ned. I didn't even realize half of these categories could be prime sources for wholesaling. Also, great point on the motivation of sellers that will be my first lesson; learning to judge who wants to sell bad enough!

Thanks that does make sense. I guess I was looking for more specific factors for instance is a larger kitchen or space in the basement considered more valuable to a buyer or investor than say an extra bedroom or an added bathroom?

Great advice Jerry and it's good to hear that there is still hope for my wholesaling goals! Since this business is primarily focused on the distressed sellers, where can these people be found. Craigslist? For Sale By Owner Signs?

What are some key factors real estate investors look for in homes. What makes a run down home valuable? Bedrooms? Location? Etc?

I appreciate the comment Brandon and agree that it should be very possible, just more difficult to find the deals to pass on to investors. The issue seems to be that most realtors acquire all these valuable properties first due to the lack of competition in wholesaling in the area.
