pretty good description, Raj.   Are you working any foreclosures?   It seems like that's the place to find properties 'on sale'....

@Joe Schaak  listen to Podcast #170, Andrew Cushman started by buying pre-foreclosures.  He has a good story, and did 24 as flips before getting into large apartment projects.   

I'd like to spend my energy now on foreclosures and pre-foreclosures.

Thats great, Jason.   I wasn't sure if you were legally allowed to make contact beforehand.  

I have a quick question for you @Jason M.

can you knock on the door before you close and own the property?

I agree with @Corey W., if they have a lease, I don't think you can evict.  This is a tenant, not the owner,  correct?  

After you close, you will inform the tenant of your intentions.  Will you get a copy of their lease from Auction.com?  If not, ask the tenant nicely (or demand) to see their copy of the lease, to see the terms and the length.   

As the new owner, you get to inspect the property and you can determine if and what you'll want to remodel.  

Also, you don't have to move them out to resell, but if they stay, you have to have an enforceable lease. Perhaps it ends soon.  Lastly, you could offer to sell to them...

As a sales and marketing guy looking to start my REI business, I am thrilled to find REImobile as an option. CRM has ALWAYS been an important part of my sales and marketing.

However, a CRM that ties directly to your LeadPropeller or other website is just enough to push me that direction, as I have been looking at that product also for lead generation.

 I haven't looked yet, but have heard Zoho as a CRM has been used by some.

I'm just a new guy, but there's my two cents.

I have seen Sean Blomquist give a few presentations regarding hard money lending.  He is knowledgeable and I would suggest giving him a call.  I haven't used him, but I believe he is very reputable.
