@Johnie Hopkins You could try angie's list dot com. There are lots of good and bad reviews of contractors on there.

You sit and wait. lol
@Brice Bruette Thanks for the info. So if I had a 765 credit score I should expect a rate closer to the 10% range, or are they not dependent upon your credit?
@Michael Hickmott Who do you use to fund your deals? Hard money lenders? What does a good interest rate, point etc look like with a hard money lender? I'm asking for range
@Jerrell Slay How much was your EMD?
@Josh Caldwell Those are great tips, Josh. Who exactly are you getting your list from? You mentioned the county. County appraiser? County clerk? County tax assessor?

@Joseph Theriault There are sites out there where you cant purchase probate list from, such as usprobatelist.com. You are correct; pulling probate leads single handedly is really time consuming and does not produce enough lead generation.
@Phillip Dooley Your end buyer should ALWAYS be a CASH buyer. These are usually investors. What are your plans as of now?

However, I've listened to many of the podcast, read some of the blog post and read books. Nowhere does it say anything about wholesaling being illegal. Of course other than those three states the previous person mentioned..
So, how do we find out whether or not it is illegal to wholesale in our state?
Same thing is was thinking. Never once have I heard of a wholesaler getting fined. They all claim it to be perfectly legal and most of them have been out doing it years upon years. I guess at this point you have to outweigh the risk vs. reward. Is a 10k fee worth a 500$ fine? Yep!
