I have received a few calls within the past couple of days from potential sellers, but they don't speak English. Should I find a translator?

@Ryan Dossey I did not know that title companies did double closings; I thought those were only done through attorneys. Apx how much extra are double closing than regular closings?

@Andrew Herrig Congrats on all the success! Here's a link to those probates and evictions you were inquiring about earlier-

The evictions are listed under "ALL JP Courts" and the Probates are listed under "All Probate Courts"
Instead of searching by case number (as you will not have this), click the drop-down menu and select "Date Filed". Play around on the site a little, you may be able to find code violations as well.

@Steven Sanders No Listsource does not provide probate information. That information is either online (county clerk website), or at the courthouse.

@Darrell Jones No prob man. I'm just now really starting my campaign off; I've been pretty busy with work lately. As soon as I find a good affordable mail marketing company I plan on outsourcing the mail and ramping it up a little. What about you?
