@Larmon Cummings Jr As Sheryl stated in her podcast sometimes when sellers find out what you're making on a deal they will get upset and back out. To prevent this you should play clean and double close. That way neither the seller, nor the buyer knows what your profit on the property is, it keeps everyone happy. Yes double closing will cut into your profit, but a profit is better than no profit.

Lawyers write contracts.
What you do with them is your business.

@James DeRoest So does that mean that the title companies that close these deals and attorneys that draw up the contracts are also knowingly participating in illegal activity?
@Freddy Pettiford It's not that easy. I think in Texas you have to be a real estate agent for a minimum of three years before you can even apply to be a broker.

@Frank Meyer Seems like a tough market. I don't know if you're paying cash or not but I would look elsewhere as inventory seems low. Maybe connect with some local wholesalers and see if they have any deals that need light rehab, you could possibly save lots of money that way. However, don't get antsy and overpay.

Seems like wholesalers are pretty much unlicensed brokers. Whats the difference? A broker is the middleman, is that not what a wholesaler is?
@Frank Meyer Wow and I thought Texas had high tax prices! How long has it been on the market? Maybe you should offer around 110k. I would visit the property and take pics of all the things that need work and use it as leverage for a lower price.
