Don't even bother looking at the MLS. The market is far too hot. Spend the majority of your time looking for off market properties. Tough to find rentable 1% kind of properties ITP if cash flow is your play. You can find these by expanding OTP and into the surrounding counties. You can definitely still find great flips ITP.

In the 2nd sentence did you mean to say "you should be spending 5000 per month for 6-9 months before expecting anything"? 500 per month seems pretty low. Do you know the average cost per lead in Atlanta? I've heard anywhere from 200-350.

Can resimpli replace propstream to look up property information like remaining mortgage, tax information, liens, mls history, mortgage transaction history, etc? What about comps? Can you easily find cash purchases close to the property and things like that? That's basically what I used propstream for the most and if I can pay 100 a month for resimpli and get those features and also the crm and accounting features I'd be happy. Any thoughts?

I just bought the hustle implementers course for 500. It's an acquisitions course. I have zero sales experience and thought the course helped a lot. Just google hustle implementers and it should come up. You can also look up Keith Everett or "Real Estate Ditty", he has a bunch of live cold calling sessions so you can see what he's done and what he'll be teaching.

You're not going to find any deals on the MLS in the Atlanta market. Waaaaaaay too competitive and inventory is way too low. Look off market.

There's enough free info on YouTube or books you can read that can get you started. Would never pay 5k for something as simple as learning how to wholesale virtually.
