For the people that are saying that the 1% rule is not a good rule, are you guys just not worrying about cash flowing positively?

The hardest thing about real estate investing in general right now is finding deals and finding reliable contractors, doesn't matter if that's out of state or in state. However, I'd imagine it's even harder to do so in a market you are not familiar with and do not have quick access to. Beyond that, the hardest thing about OOS investing is managing a costly rehab remotely. Given all of these obstacles, I do not understand why people suggest that out of state investing is an easy task at all. 90% of investors fail at investing in their own back yard, so investing a couple states away should not be looked as an easy undertaking.

 Myself, I am choosing to master my market locally before I undertake the challenge of expanding to remote markets. Have to crawl before you walk. However, for people like you who live in high cost and competitive markets like California, starting in your own backyard is probably not easy either. I would suggest finding a mentor, partnership, or syndication out of state to help guide you through the process instead of trying to tackle out of state investing on your own, until you get some experience. Don't bite off more than you can chew at the beginning.

you can also hire a designer to do this for you if you're out of your element. There are some real estate agents that can help with design as well.

that level of rehab for 130k? I am extremely jelly. I've been quoted around that for gut jobs on 1400 sqft houses here in atlanta :(

You have to understand that BP is a business. They have a book on BRRRR and out of state investing so that's what they talk about a lot and present the process in a manner where like it's an easy slam dunk. It trickles down into the forums and now everyone thinks they can easily BRRRR, find deals and manage rehabs from out of state because that's what BP preaches.

Welcome to investing in Atlanta. It's going to be a difficult journey due to the hyper competitiveness here, even in the off market sector. I am in the same boat and feel your pain.

I'm not a fan of SMS blasting either, but I don't see how direct mail is all that better. At least with SMS blasts you are much more likelier to have your message read and your costs are less. I could definitely see why a virtual wholesaler with a list of 2000+ people would rather do SMS blasting compared to DMM. 

To answer the question, batchleads.io is a really good sms blasting platform. Do a search on youtube.

Only having 1 bathroom is a dealbreaker for a lot of people.

Hey @Damien Lee, if you're looking for 1% deals in Atlanta, I suggest looking in the outskirts and surrounding counties. Kind of tough to find one percenters inside of the perimeter.
