I love propstream because like the guy above me says, it offers a lot more than just data. It's interface is more user friendly than list source as well. Wish they had a CRM, I probably wouldn't use much else other than propstream and batch leads for skip tracing.

Dang I was really interested in this. @Michael McKay it's cool that you're getting some traction with SEO and SMS blasting though. How long did it take for you to start getting SEO leads? How many texts are you sending out before you get someone willing to work with you? I tried SMS for a bit, but only sent out 200 or so texts. I got so many people that were pissed I had the audacity to text them that I gave up lol. I'm focused on SEO and other digital marketing now.

Looking to spend 1.5-3k a month on PPC. My market is Atlanta, GA. I've heard horror stories about more than a few bad PPC management firms. Anyone have any good suggestions? I'm looking for someone trustworthy and reputable who would allow me access to my google ads account just to make sure everything is on the up and up to make sure they are doing what they say. I've heard from several companies that they need at least 6 months to get everything dialed in. That has me worried a little because how would I know they won't be bsing for 6 months while they collect fees then try to get me to reup for another 6 months promising things should get better? Any opinions on this?

absolutely. Easiest way to find comps, distressed properties, and build lists.

Since you already have a website that ranks on the 1st page of google, I'd spend time getting it to #1. You'll get way more free leads that way and they'll be more motivated than the other marketing channels. Organic search leads are looking for YOU, not the other way around.

Sandy Springs is expensive as heck. You're going to have to expand your budget if you would like to get into that market.

You can try rentometer for determining rents. Propstream also has a rent estimator too. As does zillow. The process is basically the same as determining ARV. Just look for similar properties in similar conditions and see how much they rent for.

I've been hearing good things about Resimpli.
