Nope you just need to make more calls. Most people need to make around 2k calls to get that first deal.

Text messaging blasting is going to be drastically regulated in the next few months. As an alternative you can just cold call.

if you're cold calling I'd recommend something that offers a multi dialer. Call Tools, Mojo dialer, Xen Call, Batch Dialer are among the industry standards.

If all it took was 200 a month to get 1-2 deals a month (i.e. 10-20k a month) then we'd all be very rich. If you're on a budget I'd suggest getting really good at cold calling. Even then it's still a numbers game and will probably take you around 90 days and THOUSANDS of calls to get your first deal. But all you really need is one. You may get a deal more frequently than that after your first by following up on leads you've gathered. Focusing on a website and SEO is something everyone should be doing (hi Coach Jerryll 👋🏽), just keep in mind that it takes a lot of time for all of that to come to fruition.

The best marketing channel is whatever channel you can afford and whatever you're good and consistent at. The people that are doing 3-5 deals a month probably either spend a lot of money in marketing (direct mail, ppc, etc) or spend a lot of money hiring people and building out teams to do cheaper forms of marketing like cold calling. Another option is SEO which is free (cost a lot to have someone do it for you or teach you though) and very profitable if you do it right and are ranking #1 in your market. That takes awhile to come to fruition though.

If you’re in a good local Facebook group for real estate investors, your local reia may have a group, ask them for recommendations for a good title company or attorney. The people that come up multiple times, that’s who you want to talk to. Good luck and congrats on your deal.

wholesalers close deals without agents every single day. All you need is a good purchase agreement and a good title company/closing attorney. The title company/closing attorney can provide you the purchase agreement and walk you through or take care of the transactional details needed.

I don't know what it's like to wholesale in LA as I have zero experience, but someone I know just closed his first deal for 45k out there, so it's definitely possible. He had been cold calling since July. So don't give up.
