Jersey City is a great market. Being from New York, you should take some time to come across the river and investigate the city. There are MANY different elements to Jersey City, it is very large and diverse. Even in a sub market such as Journal Square, there are niches and favorable/un-favorable blocks within that niche.
There is a group of local JC investors that meet once a month to discuss real estate specific to Jersey City (and Union City). If you are interested, shoot me a PM with your email and I'll add you to the email chain.

I'm primarily investing in North Jersey now, but I went to college in Philly and I was casually looking at the Atlantic City area over the summer. Atlantic City is an interesting case. There are some crazy, and I mean crazy, cheap properties down there right on the MLS. AC is very spotty right now, a lot of riff raff but some pockets of blocks in certain areas are nice. If you read some of the articles on major projects in AC it could turn around in 5 years. Richard Stockton college trying to come in plus Glen Straub trying to turn Revel into a more family friendly water park. Def a big risk right now but still interesting...
Brigantine and the surrounding beach towns are nicer but much harder to find deals.
In every case anything in a flood zone you are going to pay out the wazoo for flood insurance. That makes it tough for the numbers to work unless you get a crazy deal.

Hi @Ani Sanyal I would love to connect with you and here your thoughts. I have looked hard at JC Heights in the last 6 months and it's definately been a seller's market. Feel like I just missed the boat on this one although I am continuing to look. My primary residence is on the border of Union City and JC Heights and I can definately see the "Brooklyn" type of transition taking place.
I think your idea is not a bad one, although I haven't looked that hard at those areas of JC. Union City is also not a bad place to look, and it is very close to JC Heights. I have been focusing on this area as of late.
Let's connect in person and talk further. There are quite a few people on BiggerPockets in the JC area and it would be fun to all get together to talk real estate.
