It is possible, however, it is by no means easy as many gurus make it seem. it isn't a get-rich-quick-scheme and you're not likely to break the bank on your first deal. Be patient, be creative, accept the idea that rejection and failing is inevitable and take it as a learning lesson, AND, learn the different strategies and network with those in that particular strategy.

Sounds like a lot, but it is quite simple.

@James Masotti Thanks for the feedback. I, too, wouldn't mind joining SJREIA and networking. If ever I get the chance to, would definitely like to catch up. Not really sure when SJREIA holds their typical meetings but I will look into it.

Thanks @James Masotti - I definitely would like to participate in the DelREIA meetings when I have the opportunity. As for the landlord meetings and the meetups by Joseph, I'll also touch base with them to find out more.

Do you typically take part in either of these events?

Hey there fellow BP'rs. I'm currently seeking anyone in the northern Delaware area, or who does business in the area, for possible mentorship and guidance. I know there are quite a few meetups and networking possibilities, but am looking to build a long-term relationship. At this point, I'm more so for the guidance and connection than anything else and would even be willing to negotiate inclusion into deals in exchange for guidance.

Or if anyone has any suggestions for meet ups, please let me know.

What exactly do you mean "isn't paying in cash?" Do you mean they're getting financing, using a credit card, etc?

Welcome to BP...nothing wrong with ambition and wanting to hustle, but working fast can prove to be a disaster sometimes, especially if it isn't done strategically and methodically. Humble yourself and take time with your investments.

BTW, I'm still in the beginning stages myself so wouldn't mind networking sometime. Best resource to network and build your craft...DelREIA...typically has meet ups once a month in Newark, Dover, and Georgetown. Check out their site.
