Nice, congratulations on the note investment. Some years back, I did some studying on note brokering and realized at the time that there was good money in note investing. After recently getting back to work on the real estate grind, I'm torn now whether to pursue fix and flips or pick back up on note investing. :)

@Dustin Williams I get what you're saying now and my apologies, I initially thought you were saying to let the service provider provide all of the content. With that being said, you seem to have a firm grasp on providing content with writing some of your own and allowing the service provider to provide content as well. Nothing wrong with that.

As for logos and images, again, I agree with you. It's always wise to separate your brand from everyone else.

Finally, for back links, I haven't dabbled much with SEO in recent years, but a few years back when I did, back linking was entering a phase where it was losing influence on rankings because of the quality of back links and spamming and the like. Thanks for sharing with me in regards to keeping away from back links.

@Dustin Williams Although I am not disagreeing with you, and am pretty sure each service is great, when it comes to developing an SEO plan, you have to be very careful. There's much more to SEO than good content, and to rank fast means, in some regards, would throw up a red flag to some, if not all, search engines. Fact: At one time, it was vital to focus on your keyword density. If a search engine spider crawled your pages and you had a high keyword density percentage, it actually hurt you rather than helped you. Keyword Density = Percentage of keywords you are trying to rank for divided by the overall word/content on the page. Example: If you have one particular keyword on one page 100 times, and the overall word count is 1250. 0.08=100 / 1250 (or 8%)

Again, I am not saying that Investor Carrot isn't worthy, because I've never used it, but most services I've came across (although not necessarily real estate related) that offer to do the SEO for you and build you a website generally have a "universal process" that they follow. This means that some uniqueness and exclusivity is given up for the convenience of having someone do it for you. For instance, same template that lots of other investors are out there using, same logos, same keywords, content, back links, etc.

This may be okay for some, but must be weighed on an individual basis and based on the investors objectives and/or goals of investing.

Congrats and nice home...one thing did catch my eye though. I've been training on my job for an electrical role and I'm trying to figure out what sort of mess those circuits are in LOL - hopefully it wasn't anything unsafe.

Has anyone thought about investing in Jersey City, New Brunswick, or Freehold? Would like to one day invest in the northern NJ market.

So my understanding is... 61k+31.7k+1k=$93k

And for 80k....80k+57k+2k=139k

Correct?

Josette, I understand your asking is $61k and $80k, respectively. But what are the repair and renovation costs? How about hold costs, and closing costs.

Never feel like a novice, many have started out in the same way that you and I have. I have yet, honestly, to close a deal, let alone feel knowledgeable enough, but REI's are mostly for the support of others. I think you'll be fine Amanda, just go in with an open mind, eager to learn, and let them know you're serious about RE investing.
