Don't mean to hijack the thread, but I'm considering my first batch mailing campaign and was curious as to what the typical "per contact" is for lists generated with Listsource? Are there any particular lead purchasing companies that anyone finds better than another? Any and all feedback is appreciated.

@Kevin Phu Absolutely! Definitely not disagreeing with you at all. I myself would just explain that I did some research on the property and was able to obtain their name and contact in the process. That's what I was getting at ultimately. Of course, some potential individuals would want to know further, which in that case, I, too, would like to hear the response of a more professional investor on that matter.

@Kevin Phu Missed the line where he said  if the owner asks how you got their name and number. But my thing is, statistically, what are the chances of someone asking that. Especially if the conversation is about a property for sale. If the owner does ask, I think it would be fair to just mention it was found through public domain?

Or would this be the incorrect way of explaining?

@Pratik P. Thanks for the insight. And as for the seller/agent, you're right, I don't believe she knows the inner-workings of real estate investing to solely believe what a tax assessment says. Two different worlds.

I'll be honest, I'm slightly confused @Quintessa Haynes - were you buying from the wholesaler? Maybe cause it's late but I'm staring blankly at the screen. In either circumstance, I'm sorry it happened and hope everything works out for you from here. I'm looking to get into wholesaling and believe a happy buyer will yield more profits on both sides. Never understood why some wholesalers believe in trying to get crazy amounts of assignment fees...but to each their own, I guess.

I'm certain someone has already beat me to this question, but I'll ask anyway.

Does anyone, or HAS anyone ever completed a wholesale transaction on a piece of property that is being sold by a realtor? How was your experience, how different was it as opposed to let's say an FSBO, and is there anything to watch out for?

I see a few abandoned properties that are at a decent discount from some of the comps I'm pulling, but are represented by realtors. And reading what I normally read about realtors, some are friendly and willing to work with you, some hate wholesalers/investors with a passion.

Congratulations @Austin Hughes - I thought about doing this as well. My mom actually lives in a newer mobile home and has essentially no retirement, but my intentions are to change that in the next year or two and building her a solid monthly income stream, as well as providing her an actual house.
