Interesting share...wasn't aware that investors/buyers provide earnest money. I thought it was typically the wholesaler providing earnest money directly to the seller, or the buyer directly to the seller, never buyer to the wholesaler. :)

So I was talking with my coworker this morning who expressed openly to me her interest in selling her home. She seemed highly motivated and wants to practically downsize. I attempted to engage her in discussing some options and she seems highly engaged and interested, however, as I am still in the what I feel to be "learning" phase, I'm not sure how to progress. I have no buyers list and/or no local mentor at this point as I haven't had a chance to work on those particular areas yet.

I suggested owner financing or subject to, both which she stated she was not willing to do as she wanted to sell it to her daughter and didn't want to hold the liability of a subject to, and doesn't want to assume the role of "bank."

At this point, can anyone here offer guidance, suggestions, or possibly where to go from here?
