Any further meetups that anyone has planned, please let me know. I was unable to attend the one for September 24th as I was out of town in NY, but would like to attend anymore that are planned. Similar to Patrick, I work weird hours (12 hour rotation shifts) so will make every effort to attend any meetups that are coming up in the future.

The best place to start is the education section. I would link to it but am on my mobile device. Start in the "Education" section and maybe some podcasts. You're greatest source is DelREIA...network and search the forums. There are a group of REI looking to build a strong network of investors meeting up in Northern DE.

I've always learned that in any facet of real estate, an actual SOLD property are the typical go-to for legitimate comps and getting a better understanding of a market's true value.

Recently for the last couple of weeks, I have been bouncing around BP. Not as much as I was in prior weeks since I've been picking up a lot of OT at work to fund my starting up in wholesale (I believe in the philosophy that it takes money, even if a little, to make money.)

With all that being said, I work a rapid rotation shift (12 hour shifts, couple days of day ****, couple days off, couple days night shift, couple days off, rinse and repeat.) Anyone who has ever worked one knows that it can be rewarding, but time consuming as well. This lead me to want to question, what are some of YOUR most time efficient tasks, strategies, techniques, whatever it may be, that allows you to operate your wholesale business. There are many things, from finding homes, negotiating, finding buyers, meeting with sellers, etc.

Some say it is the most simplest forms of REI, but truth is, it is just like any business and requires time. So feel free to share your favorite time efficient methods please.

My take is in some circumstances, an NCND is a good tool to have. However, in the matter of this situation, if the property is under contract, I would think that providing the information to the investor should be safe seeing as how, at that point, you would be under contract with the property owner/seller to assign the contractual rights to a buyer to purchase a home on terms. Keep in mind, I said assign the contract and NOT sell or broker the home.

An investor going around you to deal with the seller directly would be a breach of the original contract in the first place, which is a legal binding and, I think, would be illegal in it's own right. Second, an investor doing such would highly be unethical, just as any wholesaler trying to "make a quick buck" or not looking out for the best interest of all parties would, to me, be considered unethical.

Overall, I don't believe in an honest wholesaler/investor/seller relationship an NCND is necessary. I'll admit out there that I have yet to conduct my first wholesale deal, but believe that when the time comes, doing it the right way will prove successful for everyone.

An LLC may not be needed for wholesaling, but it is a wise decision, especially when you're placing yourself in a contract with a seller, that, for some reason, could become a contractual liability to yourself, possibly opening doors to personal asset liabilities coming into play if you place your name on the contract, rather than an LLC or business name.

This is not legal advice, but just some small knowledge.

I'd like to revive this topic if possible because I am still curious if there is any way to work around this subscription fee. I'm understanding of it being for "convenience" - but feel that as public records, this should be freely accessible and not be charged for.

Anyone else can provide some feedback, or any other ways of looking up possible leads/information via Recorder of Deeds?

I'm just curious, but how sure though are we, if we used List Source to look for buyers, that 100% equity sales are in fact cash sales, or even are investors?

Inspiring story...I have a brother that I'm hoping one day to be able to help out in the same manner. He has done a bit for me and I figured it would be nice to get him into this eventually as well.
