Vincent Garman Thanks for the feedback. The difficult part about getting my RE license in Delaware is the meeting in a classroom setting with the way my work schedule is setup (12 hour rotational) and the fact many classes are normally 8-10 weeks long. My job is flexible but IDK if it's flexible for an extended (2 months) period. Wonder if I could do the PA course online and get my RE license and then, as you mentioned, take the shortened version (the hour difference) in Delaware for the law portion.

Does anyone know if Delaware offers an online class for obtaining their real estate license?

Sounds about accurate Don. I cannot remember the intricacies of the conversation I was reading but remember the discussion being about SEC regulations and being within them. Thank you for clearing this up for me.

Hopefully this is the best forum to post this. If there is a better forum, hopefully a moderator could relocate this post.

I was reading elsewhere online that, in context of private money lenders, if you were to bring on individuals as private money lenders, your only capped at 10 people. Something that has to do with 10 being the maximum amount of people in a first position lien or deed.

Can anyone confirm this and/or verify for me that scope of this.

@Mike Goikhberg Would like to hear your updated feedback. Did Privy ever update so that you can search comps based on zip codes as opposed to needing one particular address?

Would like to hear more feedback on this myself... wondering if anyone has used Propelio or could provide some insight as to whether the service is good enough to warrant $89 a month, currently?

Typically, this could vary among many factors, although I will say in most, if not all, circumstances it would be wise to withhold self-employment tax, which is currently at 15.3% as of the posting of this. SE tax is made up of two parts...social security at 12.4% and medicare at 2.9% - social security is maxed at $127,200 on net earnings for 2017.

All in all, this should be discussed more in-depth with your CPA or local accounting professional.

If I may ask, what is your annual taxes due? I've always heard that NJ is one of those states that has high property taxes.
