I think the meetup out here in Korea is one of the strongest international meetups that I've read about on BP, so we look forward to having you become a part of it. We're not officially a BP group - I'm not sure if BP has official meetups - but the organizers met through BP and many of our expert speakers are BP members.

Hi Tok,

We have over 350 members in our Seoul Real Estate Investing Meetup. You can check out the website in my signature to find our more about us. Not all members are BP members, but a lot are. Some of our members are focused on Korea investments as well. If you go to the website, you'll also see a link to our Closed Facebook Group. You can start to network, ask questions, and meet others through that group as well.

We've had a lot of BP members visit our meetup virtually including Joshua Dorkin and Brandon Turner. We've recorded all our interviews, and those are also on the website.

Feel free to reach out anytime to ask questions.

Hope that transition back to Korea goes well for you! The REI community out here is awesome and filled with some really good people.

It was great meeting you! So glad you were able to make it to Seoul. I hope we get a chance to meet up again in the future, wherever our paths may take us.

I have great admiration for what you're doing and for your 'vision' of the future. And as a parent, I love hearing how you're able to interest your daughters in investing without 'forcing' it upon them. I like your parenting-style and I'll be using a similar perspective with my own kids as they get older and more curious about what I'm doing. And I definitely picked up a pointer or two on handling one's business when it comes to managing PMs from abroad. Some of your friends may think you're crazy, but I think you're just able to see the opportunity where others only see fear.

Keep making things happen. Great that you found some like-minded friends close to you. Keep me posted on your journey and reach out anytime. ^^

That is important but even more so is networking and taking some action. I have met some really smart people although I have limited opportunities due to living abroad, but still have managed to connect. Just last night, as Dan Ryu mentioned, I had a chance to meet with him and several other investors in Seoul where I am to visit a friend. Now I'm thinking that every time I take a trip I would love to have a chance to meet investors in the area. It was so cool!

I'm out in Seoul right now. When's the last time you were out here? It's getting cold - we just had our first snow yesterday.

Did you mean investing from the US to a foreign market? Or the other way around? Just curious, because I invested in the US from Korea last year. I wrote a long BP post on my experiences in finding a market:

I had the same concern as you - how can I ensure my team was aligned with my interest. I decided the first step would be to learn as much about my market as possible before calling anyone 'on the ground.' That's what the first article details (warning - it's over 3,000 words ^^)

IRR Question for the community:

When looking over proformas with other Seoul REI Meetup members @Benjamin Hauser and @Jean Luc , we've noticed IRR calculations presented in two ways.

#A

The initial cash investment is considered separately. 

Then the cashflows and exit amount are added in. 

The IRR is presented at the end.

#B

Year 1 cashflow is subtracted from the initial cash investment.

Then the cashflows and exit amount are added in.

The IRR is presented at the end.

I know it might depend on your 'perspective'. But since "B" will return a more favorable return, is there a standard accepted model for IRR calculations?
