If you had 2 hours a day, in what way would you market to get your first deal?(Not outsourcing your marketing either).

do you guys send direct mail to areas of slightly higher price range? (typically I mail to sub 150k) Or do you find it better to mail to areas that have an income average of less then 50k(for example) no matter the housing prices.

Through marketing I received a call about a property with tenants that need to be leave but won't. I told him best price is mid 30's barring me seeing the property. ARV is 70 ish. This would be a rental with rents between 1000-1300 and it's in a C area. If we inherited the tenants how much money or struggle could it take to get them to leave. I know I could do cash for keys but I am exploring other options worse case scenario.

I have come to the conclusion that it would be highly beneficial for me to work for a mortgage broker for learning and hopefully meeting people. My question is how would i approach a mortgage broker about potentially working for them and would they even allow me to work for them?

Right now I work 50+ hrs a week. I listen to BP podcasts. Also I send out a hundred mailers a week, no luck yet. I feel like I am getting nowhere. I'm assuming I should just be patient. I am just trying to buy a few rentals. How else can I be productive?

Is there any commercial brokers that need any type of paperwork or any small work done in the philadelphia area in exchange just taking a few minutes of your time to teach me just a little about commercial real estate? Thanks
