Is there any investors from Delaware county, PA? I am attempting to purchase a property in Brookhaven I just would like to hear someone else's thoughts on this from the area

@bob estler i always wondered why he didnt use the income for rertirement instead

Not to mention he bought all the properties 70% or less and then refi'd so he virtually bought these properties no money down

A teacher I used to have has 38 properties and all 10/15 year mortgages which all have break even cash flow which in turn lowers his taxes from his full time job. After the 10/15 years he refinances and pulls out as much as he can from the properties which he puts Into retirement accounts plus all of the money is untaxed .
What do you all think of this and if anyone has another strategy I would like to hear about it

Recently I sent out my first 100 mailers, 20 of which went to absentee owners. I received two calls from landlords and I let both go to voicemail. I know what I need to get but it would be better if I knew in what way to ask these people. I am going to call them tomorrow during the day so I appreciate any tips you could give me!

I am curious if anyone has had a good way of getting to the point that I'm not giving you much money compared to what you think. Sent out my first hundred mailers yesterday and I'll be sending another 800+ next week. Also need a little help on what information I should get during the first talk with these sellers. Any insight would be much appreciated!
I'm from southern New Jersey but mailing to people towards philadelphia.
