@Tim Leslie I am in the process of getting the permits for the bandit signs. About 800 a month for my mailers. Oh its definitely not easy Im hoping it'll pay off sooner than later!

The past few months I've spent a good amount of money trying to wholesale properties. I've read numerous posts about what the list criteria should be and what the letter should say as well as keep sending to the same owners every 4 weeks or so. I have talked to over 30 different potential sellers and there is no motivation, yes its not really that many calls. I am going to continue with my mailings but I also would like to know which objective seems more beneficial to go after?

HELOC or maybe hard money until you can get it financed. Read up on here I'm sure you will see something that could help you.

it all depends about cash flow and buying at the right price which means almost everywhere and almost all the time would technically be a good time to buy.
