I've done a lot if research. I understand what to say to a distressed seller and I have someone experienced to call if I need help. I really nervous to start direct marketing. After everything I have learned I think that I really can't learn more without experience. Should I start and just learn as I go?

Is there any creative ways besides the traditional direct mail, signs, etc. to market for properties? Nothing wrong with the traditional way I am curious if any of you have anything else to try to catch the attention of distressed sellers.
