@Rick Stein Now that you mention paying the interest rate that would be more interesting. And yes, I most definitely would be paying full retail or this place because it is in a very popular area. As for the mortgage, there is a mortgage on the place currently and I am not sure if the owner would be up for owner financing.

Hey BP,
I have just found a quadplex last night and I wanted to see what you all thought and if you had any insight into what I am trying to do. I am looking to get a partner on the place for just the down payment of the property, split the profits 50/50 and I will manage the place myself and eventually I will actually move into one of the places. I am not sure if I want to do the deal with the partner long term or if I want to figure out a way to pay him back quickly. What do you guys think of the numbers and how I am trying to structure the deal?

That's awesome that you are getting started with real estate investing. I actually am from Mount Laurel, NJ so that is pretty cool :)
About getting your real estate license, I am totally for it because of the ease and convenience that it creates. As for taking it as a class, you won't really learn much about actual real estate there other than laws, practices, etc. New agents go through the class and come out from it and barely use anything they learned lol.
As for your goals, get more specific! How many properties do you want to acquire? How much cash flow do you want a month? The more specific you are with your goals the better and the more success you will attain.

Hey @Wade Chilcoat !
It's always awesome to see someone overseas investing in real estate successfully. I am currently living in Japan and actually went to Korea for a little while for a military trip. I am currently working on getting my first property while overseas as well. I was debating using a turnkey company but I got a bit nervous after hearing all of the horror stories!
