Hello Everyone, 

Due to changes in who manages NXNW in South Austin it took a bit to get in touch with the correct person. Regardless the room/place we normally meet at is already reserved. Does anyone have recommendations for a place in South Austin where we could hold this meetup that has a relatively quiet area for 15-30 people?

Thanks for suggestions.

Big thanks to @Jason Grote for speaking. Good to see a lot of familiar faces. Looking forward to next month. Feel free to pitch some ideas on what you would like to hear someone speak on and I (and @Doug Watts @David Ferrette) will try and get them in there.

One thought I had was a more advanced take on marketing for wholesale deals that ultimately would help everyone in increasing margins. Could also discuss assignments and double closings in detail and things to look out for. Jason hit on this last night and provided some great quick tips to save on costs, such as having the seller pay for the title policy so you only have to purchase one when doing a double close.

We will have a monthly meeting to discuss real estate in the Austin and surrounding areas. This will be held at our normal meeting spot, NXNW Brewery, and a room will be reserved.  This is part of an ongoing meetup that will meet every third Thursday of the month at the same location. Going forward we will have speakers present on various topics.

I did this to purchase a SFH home that was about 100k in a up and coming small town in Central TX. I owned my car free and clear, managed to get a loan for 30k at 2%, used most of that for DP and repairs. So with nothing out of pocket (directly at least) I was able to secure a rental property that rents at 925 now with potential to increase. But the only reason I did this was because I had recently used my cash to purchase two other places and couldn’t pass up on this one. I would avoid houses in that price range unless you plan on doing a year down to the studs or complete rebuild.

I look forward to seeing everyone and talking about ideas and current projects. I have been working to have speakers come in and am working to have this set up for February meeting.
