I second what @Joseph Back said. I personally have one property under management with them and my mentor/development agent has several (30+) with Vista. The team over there is great!

Hi @Tom Hedick I agree with @Karen Rittenhouse as the most important thing that matters is that you and the company come to an agreement. Are you happy with the current compensation structure? If not, maybe revisit that discussion since it has been a few years working with them and see what happens.
From my perspective, that compensation looks respectable as you are not caring the risks associated with the purchase, rehab and the monies required to make it all happen. If you are meeting and or exceeding expectations it is always worth having the discussion to be sure both parties are aligned and feel good about the working agreement on a recurring basis. @Chris Serger I am still self managing mine currently, but I really am just taking the phone calls and putting my maintenance contractors in touch with the tenants as needed so it is pretty low key for me. I automatically collect rent through cozy and outsource some odds and ends work through an app called TAKL. Again, I don't think you can go wrong with a property manager out of the gate so long as you are getting referencing from some seasoned investors that have a pretty good portfolio. They will likely provide references that are good and already had to go a few of property managers early on to get the good one they are referencing.

Hi @Chris Serger I would recommend that you network with others and see who they are using for property management. If you had the time, which it looks like you don't I would have recommended self-managing just to learn the ins and outs. With your current schedule that may not make sense and would be more of a burden, it would likely payoff to pay the 9-10% to have a professional manage the property. Absolutely vet several of them, but get some names from folks that are doing this in volume and that will help you narrow down your search. Best of luck!

@Malik Batchelor I think the biggest thing would be to ensure that you are offering a good deal. That being said many buy and hold investors will want to see deals that works with their BRRR strategy. After purchase and rehab they would like to be at or under 80% LTV so they can refinance and get their cash back to roll into another deal. I hope that helps.

Hi Christopher I am not from the area so I cannot provide you with a reference, but my suggestion if you are not getting feedback is to just Google search real estate attorneys in your area and start asking questions. You should have no problem finding investor friendly closing attorneys to work with you.
