Cash for keys faster and less expensive than what? I once made the mistake of offering cash for keys to some section 8 tenants. There was certainly nothing fast or easy about it :-)

Sorry, I know little of REI vault, but your post caught my attention......Looking through your profile I see you've done 40 flips in the Portland area in the last few years. That has always seemed like a tough market to me. However you're sourcing your deals I'd suggest sticking with it.

Just a rough analogy....if you wanted to start remodeling your home, you certainly could. You might not know how to paint well, and it could take you 4 times as long as you planned for, and may not look professional. But that's okay, because you did it yourself, saved some money and get to look at the fruit of your labor every day.

Most people outsource to compensate for either a skill they lack or because their time is better spent elsewhere. Starting out in wholesaling, would you prefer to spend your time learning how to be a marketer or doing deals? Answering calls or going on appointments?

Wholesaling should be treated like any other business, play to your strengths, compensate for the weaknesses. And for those who take the work on as someone you can outsource to, dont begrudge them...they provide skills and services for pay.

Doctors fix people, mechanics fix cars, plumbers keep things moving When I am sick, and have a need for healthcare, I go to the doctor, not med school. If my car isnt running.... well....you get it. Crude analogies at best. A marketer job isnt to sell you marketing, it's to generate leads. No leads. No wholesales.

Which specific title company have you gotten these lists from Bryce? I've heard many people repeat this over the years, but never seen anyone actually do it. 

BTW, not taking the time or spending your resources to fill your pipeline consistently is not a particularly good way to build your business. It's not over after one deal. Coming through to the other side of 4 or 5 touches produces consistent deal flow. Just sayin'

Calling all Tarrant County Investors, Agents, Brokers and Wholesalers!!!

I am pivoting a little this year, and I'm looking for something fairly speciffic. I need a Duplex in Tarrant County, preferably Fort Worth. The bigger the better. (Looking to house 10 minimum).

I'm going to be partnering with a ministry to open up a Ministry home. The model we use will be such that I'll be able to pay more than the average Investor, though still looking to buy right.

I would really appreciate it if anyone out there who has a Duplex, Triplex, or Quadruplex in Tarrant County would bump me to the top of your list .

I can do my due diligence very quickly as we have a very good idea of what we're looking for.

Troy,

Are you saying that you closed 82 - 94 deals in the last six months? Most large Counties have no more than 75 to 100 viable probate leads per month. How many Counties did you cover to get to the 4000 leads per month?

This thread is....what? What exactly are we trying to accomplish? Lists are discussed to death on this site, so the subject seems a bit like click bait; Is the underlying purpose here to sell probate lists?

The ruling does not effect the mechanics of buying, and there is no need to alter the contract. (BTW, there is no such thing as a "TREC assignment contract"...Contracts are either assignable or they're not, the Assignment itself not a part of the contract. An assignment is basically closing instructions for the title company, and they wouldn't care if it was written on toilet paper as long as it was legible and you spelled all the names correctly.)

The ruling I believe you are referring to has an effect on the way your contract is marketed rather than the actual nuts and bolts of the sale.

If assigning, you cannot market the property itself, as you do not own it. But you can market the interest you have in the contract. In other words, your end buyer needs to know that signing the assignment DOES NOT transfer title, only the interest in the contract.....(duh!!)....which will conclude in a closing where the buyer will take title.

Nice to meet you. I can see from your profile that you've been around the site for a couple of years, but do not post regularly. What's happened just lately that has you reaching out for help? Looks like you are licensed Agent...fortunately the mail works just as well if not better for licensees as it does non (the majority of people in the U.S. will sell traditionally)

If you spend any amount of time on the site I'm sure you've seen hundreds of conversations and thousands of pages concerning the use of mail in this business. If you'd like "to know as much information as possible on that topic" I'd suggest using the search bar at the top of the page and digging in.

Or look at the very bottom of the page to see curated "Related Discussions". When you get to the place where you can answer three things (Where exactly are you looking, what exactly are you looking for and what is your budget) you'll be ready to get started.

Right, I get it it. That's exactly what I was told when becoming a re seller "This is data no one else has, it's important because of XYZ"  If you don't believe in a product, it's mighty tough to sell it, right?

But here's the difference; it's not my OPINION you are disagreeing with. You are disagreeing with data collected for well over a year spanning hundreds of thousands of mailings in more than 90 markets across the U.S. Not just my client's mailings, but my own personal mailing as well, so I put my money where my mouth is so to speak because I wanted to give it a try.

Are you buying and using this data personally? If you are, if you are actually out there doing it, then you have data. If you have actual records on response and ROI you have data. But in reporting the shopping trends of clients, THAT is an opinion if not simple salesmanship. Just Sayin'.

Welcome back man. I remember you. Just looked back at some of the PMs we had exchanged wow.....five years ago! Man the time flies!.

I'd be interested in hearing how you've changed and grown since then. What specifically is different that is going to make this new venture better than the old?  What were the lessons and take aways from your first attempt, and what is the new plan to overcome those set backs?

In addition to these other great suggestions, get on the email list of every local wholesaler. A property does not usually hit the email blast phase until it's been picked over by others in your areas, so most of the time it will not be a deal....But if you get in the habit of looking at all of them and analyzing a few per day, it's a great exercise to sharpen your skill AND get to know the area. See if you can figure out what everyone else did.

Every so often you might find a hidden and over looked gem, or see some value that others missed. You might know something about the area others missed because they aren't in touch....

I would also make a point of hitting as many open houses as you can. That gets you a close up look at the level of finishes that are expected.
