Well....in Texas the difference could be $4000 and a year in Jail.......

Seriously though, if you'll simply look to the bottom of your screen, you'll see a box labeled Related discussions. You'll find many resources and conversations on the subject as it's been discussed on these forums many times. There is no reason you can't wholesale with a license, just don't try to broker a deal without one . What brokering actually means where you live and work I STRONGLY advise you to look into.

Let's not put the cart before the horse...have you asked the 81 year old Lady if she wants to sell? Have you spoken to her at all to try to understand her circumstances and the best solution for her? 

All of your due diligence and number crunching is a waste of time without the answer to that first question. So ask first, analyze second, make your offer accordingly. 

If it's accepted, write a contract embodying the price and terms.  If you get this far, getting the offer accepted, give me a call, I'll walk you through the rest. If not, move on. Ask, analyze, offer.....If I could only have back all of the time I spent looking up records before having a door slammed in my face....

Snarky? Maybe. You don't have to use the exact words but you really should encapsulate the attitude. In the beginning I wanted ever call to be a lead and every lead a deal and I spent a lot of wasted time trying to massage a lead like this. If you have the time, by all means massage away and call it practice.

My tip is to make an offer. And just to clarify, the only number I give to a seller in terms of value is what it is worth to me. If they want the ARV or retail price, they can list.

If you make a soft pass at say 80% of value, or better yet give them a range and they are still talking, make an appointment. If not, stop wasting your time and theirs and proceed to the next one. But keep their number and check back in a few months. You'd be surprised how often people's circumstances change.

Hey @Ronny Tiburcio !

Just curious, are you currently pursuing networking, direct mail and PPC? If so, to what degree?

Networking is a very broad category....could mean anything from REI meetings to distributing business cards to addressing a luncheon of Probate lawyers (and many many more).

PPC has various applications including social media.

Direct mail has many faces and multiple targets.

Besides what you have mentioned above, if we assume that networking is all forms of in person communicating, PPC (together with SEO) is all forms of internet marketing, and direct mail to be inclusive of the wide variety of lists and media available, then I can only think of a small number of communication methods you are missing:

  • Email 
  • Telephone (Calling and texting)
  • Visual (Bandit Signs, Billboards, TV)
  • Audible (Radio, Podcast)

What people usually mean when starting a conversation like this is "how can I spend less and make more" which is a valid question, but my guess is that if you applied yourself more fully to any of the channels you currently have going you could increase your deal flow. 

There are more places you can speak, more people you can mail and someone like  could surely show you how to explode your internet presence. If you can spend a dollar and make two, it makes sense to spend more dollars diving deeper.

BP must be kind of slow today. Ordinarily a question like this works it's way into a full scale anti wholesaling / wholesaler bashing thread very quickly. The one response so far contains quite a lot of misinformation. When you are reading this thread back, look over to the right, there is a box called "Related Resources" where your questions have been asked and answered previously:

Also, at the bottom of the page, you will see a number of related discussions. Dive in and read up. Wholesaling while very very simple, is not exactly easy and it has been discussed many, many, times. There are Podcast's and blog articles galore also.

Dive in, do some research, then send out some colleague requests and talk to someone who is doing what you want to do....not just talking about talking about it. That's the power and beauty of BP....you can actually talk to folks who are already doing it.

Promise I'm not trying to be fly or snarky, but your interests would be MUCH better served by taking the call. If you're in a position of needing it to go to voicemail because you cannot get to it, keep your message simple and to the point....no long descriptive message to "weed out" or qualify (you'll hit diminishing returns rapidly).....no "It's Jerry, you know what to do!" (confusing, people will wonder if they got the right number).

If you avoid those two extremes, anything else you can come up with will serve well enough to get the job done until you can get on the line and talk to the folks you invited to call. Spent money to give the invitation to call and talk to you.

Hello @Tomiyo Williams,

You may want to see if it's possible to become a non licensed assistant in your area for your Agent friend. The broker needs to sign off on it, but the result is that you will have your own perfectly legal MLS access to search, run comps, etc. The only thing you won't be able to do is to actually list properties.

I have done this in several markets. Most of the time, there is no cost, and if there is, it's minimal (In Austin I pay $50 every six months to renew). While I am not providing the typical assistance for the Agents I do this with (I am not actually an employee and do not represent the brokerage), I do, as @Andrew Davis suggests, refer a lot of business.

I do quite a lot of lead generation, and as a result of that, I talk to a lot of people with pretty houses and no immediate need to sell. They WANT to sell, maybe they do not NEED to sell. In any event, I talk to a lot of good retail prospects each month. If in triaging their situation and cash needs I find that if a discounted cash offer isn't going to be a reasonable solution, I immediately swing into:

"You don't need to sell to me, to make the most money here, you need to get this listed, and when you do, I want you to call my friend Jack, he's the best Agent in town, easy to work with, will get you the most money, here's his card, would you like me to call him for you right now...." (yes, all in one breath :-)

Helping an Agent to get an extra 3 to 5 listings a year is worth comp pulling any day of the week, but if you happen to be an assistant with your own access, you can do that part on your own, which makes for a nice, easy, stress free relationship. Any one doing lead generation has plenty to offer.

This is too cool!! I was at the last one and it absolutely jump started my entire career!!

Just one question (for now)....Any chance we'll actually get to see @Joshua Dorkin in the flesh? He's still very much my hero and meeting him in Denver all those years ago was one of the highlights of the Summit. I was just looking back at  from the first summit and reliving.....good times.

From the looks of this, it is going to be STELLAR!!

Welcome to the site man! 

If the over all goal is to open a dialogue, you can address this simply by using a P.S. that simply states "Se Habla Espanol!" and repeating your phone number again. (Usually handwritten at the bottom in a circle balloon) I've worked multiple markets in Texas which has a large Hispanic population. This solution has worked best for me. 

Additionally, I've found myself often speaking through a son, daughter, brother, sister, cousin....as translator. If they are interested in selling, they will find a way to communicate with you. If not, it won't matter which language you use :-).
