The hardest thing for me with a property manager. .........nothing ! Taking checks to the bank. Never late .... Checks feel good always paid on time ! Cheers 🍺🍻🥂

Don’t be cheap ! Go get a good property manager you have no clue ! You have no idea how to do credit checks. You are lost ! I been using property managers for two houses for 15 years. I get tenants, never Pay late. If they do they pay major late fees to manager Do you have any clue about contracts Go get property manager. You need the help. Don’t be cheap !

$200 cash flow is kinda low. If you have one major issue of repair over $1000 it would wipe out most of the profit Roof, aircon HVAC , stucco, hot water heater, it’s not cheap to fix and replace. Don’t forget if the house is empty 5% of the year. People move in or out. No income. There goes your profits in the toilet Cheers ! 🍺🍻🥂
Go get a building inspection and report before the deal. Check the roof, check everything and sewage lines. What about the alcohol license and all those permits and papers. Transfer of building stuff. I have no clue. Ask a lawyer 1st. Ask now. Go this week. Pay for one hour of service. About $300. Write it off as business expense. I am in Central Valley too. Cali. Hi BP I am new to BP. I have two deals done. Two buy and hold for long term. SFH Has anyone tried to get loan or refi from Costco the retail store all over USA. Most of us have membership there and shop there all the time. I used the Costco services and got a new HVAC system installed through there partnership with local HVAC retail near the Costco store here in central CA. Near Stockton CA. The entire experience was a 9-10. Was good. Great. Was done with permits. The entire process was good. The actual bid may be a bit high compared to other handyman to install system. But it looks and works great. Tenants happy. So am I . Now I see Costco has deals with lenders. I want to refi to lower interest rates. Anyone try this yet. How they compare to other credit unions? I will wait for a week and check responses. Then I will contact Costco and see for my self. Any suggestions All I am asking is about Costco. Don’t send me to other banks. Etc.... I will try to get rate sheet from Costco ... See you soon !

So what do you want to do in Manteca.

I have two rentals, SFH, both in Manteca.

Prices are high now in Manteca,   in last 5 years, prices are up fast.

I could not afford to buy my own houses at current rate, prices up so fast.

Tell me what you need to know about Manteca, I need all info !

I bought  3br, 2bth in 2001, for 217k  now about  305k in 2017

i bought small 4br , 2bth, in 2014,  now about 310k in 2017.

i have experience with both houses, for long term hold of 20-30years each,  i don't plan on selling anything,

tell me the whole story,  maybe i can help

at this moment, do you own a condo or house near manteca ?

I been investing in Manteca since 2001.  SIngle Family Homes.

My handyman retired in June 2016.

I need help in finding a good, reliable handyman for multiple small jobs.

I do have a painter, and a gardener I can trust with good bids.
