Hi! @Kile Martin Congratulation on getting started in wholesaling! I can't speak for the other platforms that you mentioned, but I would bet they have something similar to what Invelo offers. Once a prospect is added via list builder or manual input, the Invelo platform will let you know if this prospect is on the DNC list or if they are a litigator. You can then filter those prospects out if you choose not to contact them. There is a free version of Invelo available that is designed for newer investors. Here is the link if you would like to check it out https://inveloapp.com/. I would be happy to answer any questions you have. Don't hesitate to reach out!

Quote from @Alex Brown:

@Jenell Poncabare Thanks for the response!  My plan is actually to do a test run so I hope to be able to report back, but thought I would ask others as I haven't seen anyone (yet) that put an actual (tentative of course) offer on a postcard.

My mailer list will be a combination of parcels that 1) have been more researched, so I feel comfortable putting a quote based on Market Value from Assessor lists, comps from recent sales, etc. and 2) those with less data available - these wont get a "quote" postcard but a more neutral message.

This first mailer will be about 300. ~100 quotes and ~200 general.

Very cool! Yes, keep us posted on the thread so we can follow along. Happy New Year!

@Joseph Hamer Thanks for the mention!

@Austin L Archer Invelo is a great tool to build your list of motivated sellers, stack those lists for effective marketing (that is done right in the platform) and then manage your prospects, leads, deals and marketing all in one place. There is a free version designed for newer investors and it will give you a chance to check out some of the functionality. https://inveloapp.com/ Feel free to check it out and let me know if I can answer any questions!

Happy New Year to you both!

@Alex Brown Good question about putting a blind offer on a postcard. I would say do a test run of the postcards vs letters and see which one gets a better response.

If you are open to other ideas:
How big is the list? Based upon your list type, delinquent tax lists, I would mail them an offer in the form of a letter and follow up with a phone call.

Thanks for mentioning Invelo! @Aaron Breckenridge

@Brad Swearingen Can you please tell me a little more about the specifics on the infill lots you are looking for? Are you looking for vacant or underutilized property, both? Are you looking for specific zoning? Feel free to respond here or shoot me a message if you want to talk about it offline.

Happy New Year to you both!

Quote from @Dave Rav:

@Patrick Drury, @Jonathan Greene, @Jenell Poncabare, @Wale Lawal, @Amber Forkey

Thank you all!  I actually met with my first PM today.  Granted, he was a warm contact.  He didn't exactly have what I was looking for, but we had some great conversation.  I'm going to network with a few other local PMs over the next 1-2 weeks.

That's a start! Keep us updated on how the other meetings go!

Hi @Dw Chalmers and Happy New Year!

Congrats on a really cool deal. I love that you were able to buy not one but two properties from him AND now he is also a cash buyer for you. Cheers to a successful 2023!
