@Manuel Melendez I agree with all that @Nathan Gesner recommended. We lowered the rent a little and utilized that 6 month strategy on one of our fourplexes to get into a better cycle. Once we hit the 6 month mark with that tenant we required a year lease. We were straightforward with the tenant up front about our plan to go to 12 months lease after the initial 6 months. 

As far as your question about 10 days on the market being reasonable, that is going to be very area specific. The property that I referenced above was on the market for 3 weeks (which was about a week longer than it should have been), then we did the rent reduction ($50 under the market rent) and the shorter term lease. The property rented quickly after that.

 In rentals, we do LVP all the way. Laminate doesn't hold up as well especially when it comes to water spills or pet leaks :-)

@Patrick Hancock It sounds simple, but I type my goals up and put them on a wall next to my desk. I see my goals a good amount of time that way. For me, I need that visual reminder on a daily basis. I am definitely going to use Elliot's idea above. Podio can be such a great tool! Did you have it built out to your specifications? I use Invelo (used it before I joined their team too) for my CRM in my investing business.

Hi Ron! You can use the Invelo List Builder function to search for all homeowners in a particular geography. If you think you can keep it under 20,000 exports then the Individual Plan would be great. If you need 50,000 exports, then the Professional Plan would be a better fit. We will likely be able to offer more exports in the future.

Hey Nate! I'm glad to hear that you are giving Invelo a try and I would like to make sure you find great success with the tool. Please feel free to ask any questions!

Invelo is currently working on a direct API connection with CallRail and CallTools to allow for tele-communication. This integration will be available in 2023 and we will announce it's release when we get a bit closer to project completion.

Welcome to BP! @Deon BrownI think I can speak for a lot of us investors and say it is feels hard to get that first deal when you are starting out, but don't give up! This business will take grit and tenacity, but there can be great reward for the hard work. How many prospects did you add to your list when you were D4$? Are you stacking those prospects against any other data points (high equity, vacant, non owner occupied, etc)? How often are you marketing to them? What forms of marketing are you using? 

There is a wealth of knowledge here on BP and as you can see by all of the replies, people are willing to help!
