Give her 30 days notice now, keep her security deposit, and send her a additional bill for damages to the unit in lieu of taking her to court for the damages. Check with your broker and make sure this fits with your local laws. You have a pet hoarder.

Water meter-water company. Gas-meter-gas provider. Electric-needs a separate address or unit number. Is the property already zoned multi-family?

Jane - you can always approach and person selling there home on the MLS and ask will they so seller financing. After a home has been sitting on the market sometime seller get antsy. Work with your realtor to come up with a system.

My vote is option one. It seems like the shortest path to cash-flow with the less out of pocket expense.

One a side note, my mother's cousin bought several properties for 70k or so in California in the 1970s, it was a big deal then. You can guess what the value is now on those same properties they still own.

Sounds like you need to have a relationship with a couple of good contractors, 40k for vinyl siding sounds high, what was the material cost. Can fix the water damage in the basement yourself.
