Kyler, call your a couple of insurance companies and get a formal quote so you can take this back to the seller.  If they can't agree to your reduction, walk away.

Allen, go out of your local area to invest.  New Jersey is high.  You can get a much better return on your investment elsewhere and with $500k you can buy 3 homes or a 4 unit.  Real Estate is always the best investment.  Everyone has to live somewhere.

Go to your secretary of state to look up the LLC. Look at the articles of incorporation. Keep in mind banks still pool forclosed assets together and sell them all together as a group to one company. And large hedgefunds also to the same, they sell a large amount of homes in a group to another hedgefund.

Hi Daniel, Columbus GA has properties much lower in price than the metro Atlanta area, you should do fine to learn your local market.
