Hi Pegah, consider this -renters insurance may not be available at all during the entire time they lease from you.  So move forward and add whatever language is needed in the lease to deal with this matter.

Hi Dylan, I live here in Atlanta. Yes, do the tax exchange if you can.  Take care of your mom.  Have your agent start to look for properties that will do the 1031 now.

I agree with Andrew, if you do this right.  The tenant can lose their housing voucher so inform them that you are speaking with the Housing Authoring because they have violated the lease agreement by blasting music all night.

Hi David, you need a discounted propety, have you tried hyper focusing on off-market properties in your desired area.  Someone is always getting a divorce, or has a distressed property they need to get rid of.  Pull the vacant properties in your area and call the owners.  There are plenty of ways to do this.  I have Regrid ( I use it mainly for land), its 10 bucks a month and they have vacant property information they pull from the USPA.
