Investment opportunity in Horn Lake, Mississippi, just 12 miles outside of Memphis, Tennessee

This home is easy to rent and is in Kingston Estates, a sought-after neighborhood for people looking for rental homes. We've owned this property for a little over 9 years. Most recently we had three-year tenants who paid $1,015/month, and that was BEFORE we made the following improvements recently:

-new roof

-new garage door

-new exterior paint job

-new interior paint job

-new garbage disposal

-new electric oven range

This home has nice vaulted ceilings in the kitchen and living room and has neutral low-maintenance ceramic tile flooring (about 5 years old) throughout. Most homes with these finishes rent for $1,100-1,200/month. For sale by owner, 3 bedroom / 2 full bathroom with two car garage (a little over 1300sf) in Horn Lake, Mississippi, a sought after rental market that is a suburb of Memphis Tennessee. Easy to rent. We’ve owned this property for a little over nine years and most recently rented the home for $1015 per month. That was before we made the following improvements: New roof New garage door Interior walls, ceilings, trim, and doors all repainted Exterior repainted Homes of similar size and finishes rent for around $1100 per month up to $1200 per month. The home has neutral ceramic tile flooring throughout and has nice vaulted ceilings in the kitchen and living room. Will have exterior and interior pictures soon, but if you look on Zillow or other sites and find pictures they are before we made the improvements mentioned. Homes of similar size and finishes have recently sold for a little more than we are asking but currently we are selling by owner. Simply selling because we need cash and this is probably the property that we have the most equity in. Please call if interested.

Haven't been on the forums in a while but lately I have not seen any one list a property for sale and just wondered if that was not allowed these days. I've got one in the Memphis area (Horn Lake, MS) I would like to post if there is a forum on here that is appropriate for that.

James Eschert Can you offer more detail? Looking for properties on BP? Looking for ways to use 401k or IRA to purchase rental properties? Looking for SFH or MF? How much rental income are you hoping to net? You'll get as much info as you want on BP if you can be a bit more specific about what you're looking for here!

Leverage is key. You won't get far buying with cash and you won't get returns much better over time (maybe more consistent, somewhat) than the stock market by buying with cash. I want cash flow so I use leverage to get $500/month cash flow off many properties versus just $1000/month cash flow off one property I bought with cash.

Just for reference, my guy in Memphis charges me $1.50/SF on laminate and he's splitting that with his helper. They get most jobs your size done in a day and a half.
