Hey folks, I'm looking at a potential buy and hold property in Hamilton, NJ. Does anyone have good/bad experience they can share regarding tenants and what my vacancy rates could potentially be (5-8%)? Thanks!

@Brian Garrett I'm assuming you're referring to the cashflow from the rent you'll be receiving from your BRRRR to reinvest into the next property? This technically is "income" but probably not enough to justify a refinance. From my understanding the "refinance" part of the BRRRR strategy is key. I've included a link to a webinar that speaks in detail about this strategy. You may need a Pro account to access this though...

@Keith N. That's amazing. My sister pays about .05% in Jacksonville, NC. New Jersey is unreal... the general tax rate in the state is about 2.2%. Where I live (drumroll) 2.9!!! Which I believe is one of, if not THE highest in the nation.

@Chris Martin The projections I was referring to was specifically Charlotte and Raleigh, not Jacksonville.  But thanks for that graph and numbers.

@Thomas Parsley I do have an agent in Jacksonville (my sister). At this point, I'm most likely investing in NJ. I am interested in the NC market though and will continue to monitor the growth and opportunities there. Thanks for reaching out!
