Lesley Hi Most Investors don't want MLS since they can get those all day most want Off Market Not Listed Properties. Just make sure you Google the property an see what comes up.sometimes they Buy the Property outright an get it at a Lower Price than what they see Online. so if your Price is Lower than Zillow or any Listing then its Great But i would Recommend you start getting your Own properties by marketing to Absentee Owners. Karen Hi I would Recommend Getting 3 Bids to make sure your getting the best Estimate on the Property as for ARV needs to be $200k Plus for me an repairs $25k or less I would Go back an Renegotiate if the Estimate is Higher than $25k then pull out. as for your EMD that will depend some Wholesalers will Refund all of It back to me this Deal with all the Holding Cost Plus Commission I would Back out.
