@John Ma - Roofers have some pretty huge margins in most areas whether licensed or not, nor whether they have to pull permits.  That being said the 25% discount would sound good in my book, unless you paid like a retail buyer would who does maybe one roof in their lifetime.  I approach every contractor as an investor and reward good work with plenty of follow up work on a future project. I agree that people should get paid for doing good work, but not paid well for doing mediocre work, and not paid at all until the job is done right in the scope of what is estimated.  

I have a good friend who is a landscape installer and quoted a 2 day job for x amount.  The owner then wanted another full days work or he would not pay anything, nor pay more for that extra day of work.  That's why you need these things in writing for both sides.  The roofer if permits were needed could easily put a lien on the property if the 25% discount you agreed on is not on paper and signed by both parties.  Cover all your bases as well as Cover all your bases for Him you will have to give an account to in the end.

Welcome @John Teachout.  It's hot down there in Middle Georgia.  Used to have football camp in Cochran, and somehow it was always 95 degrees or worse.  HVAC guys down there must be RICH! 

Advice for Step 1 on BP - Set up keyword alerts for "Georgia" and whatever else you need or want to know about in the local community or real estate investing arena.  BP has endless info.  Hope we can help each other out in the future.

Best thing I ever did on this site was to start listening to every podcast, but also set up Keyword Alerts!!  For example you can have one for "Atlanta" so that anytime someone is talking about Atlanta in these forums you will get notified so you can go right to that post and read about it.  Maybe you need one for "Wholesaling" or "Real Estate license Georgia" or "Construction and Atlanta" 

With my keyword alert I found this amazing post that would helpful for any Atlanta investor.  Check it out here

@Ananda Rajeurs - This advice is definitely worth millions! Thanks @Azeez K., @Joel Owens and @Yoni Rozenstein.  Also to add, if you are seeking more knowledge, it would depend on what you need this money of yours to do?  If you need to park tons of money, or just want safer investments, with consistent returns, but not as much appreciation needed then all those cities named are good places but Azeez hit the nail on the head. It could be hard to create higher cashflows unless you do the following.  Or if you need appreciation, buy some land, then develop it, or build some commercial property that Joel can sell for you in the end.  The following should be done for SFRs:

1. There are some great areas for rentals in those cities mentioned. Find the agents who know the areas for many years(and search Craigslist for rental listings there) 

2. Those good rental areas are usually priced for owner occupants closer to $200k.  This means find some distressed sellers.  

3. Get on some autoupdate MLS searches from those smart local agents. Then make some offers and make more.

4. Blackstone knows what they are doing, but also bought tons of foreclosures from the same neighborhoods that will likely have more in the coming months. Find those areas where they are selling and drive for dollars and find that next homeowner before they hit the county courthouse or turn their keys back to the banks.

If it hasn't been said in this string of comments - Atlanta suburbs, mainly north Atlanta are host to an incredibly huge population of many transplants due to the high number of Fortune 500, 100, you name it corporate and regional headquarters.  There is so much farmland being developed, and infill lots going on all over.  Every small town downtown area has been or currently undergoing revitalization.  Similar to Charlotte, Nashville, Dallas, Houston, Austin, Portland, many cities in California.  If you also think about future appreciation locations - ex. Houston and Jacksonville are no brainers, which are two of the largest cities in the US based on square miles.  If it was my money I would head to the East coast like Atl, Charlotte, Jax, and some of the beach towns nearby.  These areas are great because of the temperate climates, proximity to beaches, and international airport access.  Somebody needs to come down to Atlanta from MIT or some other engineering school and help us figure out this traffic situation.

@Nathanial Dunne - Do you want to see anything from the MLS? I know there are also plenty of "deals" under $200 in Gwinnett also. Depending on location and size of the unit, there are plenty of deals $125-$150. Now there are also plenty of big beautiful condos/townhomes for the up to $250 range. I am an agent and investor but don't have anything as an investor in that area now. I can send you everything on the MLS that I can see is a deal if you would like?

@Patricia Mclean - If you haven't figured out the value of the home send me a PM of the address and I can figure it out pretty quickly.  This might be an smart deal if you already have a little equity.  It would also be a great move if you can get the lease with an option to purchase in the next 12-24 months.  Only with a non-refundable deposit!!  What is your goal?  Wholesale for fee to another "Buy and Hold" investor?  Or fix and flip after tenant moves out.
