Looking for folks that are in a similar situation as me for recommendations for homeowners insurance. We operate an Airbnb from an in-laws suite that is closed off from our living space by a locked door, but is in the same one story structure as our primary home. I'm struggling with the insurance question and wondering what you all are doing? I have an option or two it seems, but nothing is jumping out at me as a great option, so I wanted to reach out. Open to any and all suggestions if you have experience with this one. TIA

Brianne, ours got melted by solder from our plumber. I was going to research it and get the stuff to do it myself, but found that to do it properly, it was going to cost nearly as much for the material I needed, and I didn't know what I was doing, so the risk was it would end up looking worse than it already did. It ended up looking very good and was worth the money to me. We were putting the house on the market and wanted a good job.

This exact thing happened to us. I called a repair guy and he made it look like new (almost). Took about an hour and cost 100 bucks.

Just my gut feeling, as I don't know PA requirements, but my first inclination is that seller is under no obligation to have inspected.....sort of a buyer beware issue I would think. I recently bought a house with a septic tank and did not have anyone looking out for me on the seller end, but again, it was in FL.  Now, if there is a seller disclosure and he knows of issues, he is supposed to disclose them, but I wouldn't count on that either. Just my .02

If they have a termite bond, and it is transferable, insist that they provide that at closing and if there are termite issues, that is what the bond is for. You can also get a WDO inspection done for a couple hundred that will reveal those kind of issues.

I would never advertise a rental on FB marketplace....worse than Craigslist in my opinion!

In that price point, I would opt for the wood. Allure is ok, but for that kind of rent,  I would dress up a bit more.
