$6k is too high. Do you really need a 4 ton unit? Get a couple more bids....how old is unit? They are much more efficient now and you may be able to get by with less tonnage.

$500 a year?? I pay $77 qtr for sane service...on 4 homes. Nothing in lease....I just do it. Why complicate things? I'm a simple man.... :-)

Before you do anything, check it your city/county zoning board and determine if they will even allow it.

I'm guessing you're going to have a tough road. Befote you waste a lot of time, your first stop is the zoning office to determine that they will even allow you to have one. I ran into that up here in Volusia county and the answer was NO.

They need periodic maintenance....defrosting won't solve it if coils are dirty. Call a qualified hvac person is my suggestion.
