How did you arrive at your desired number? Perhaps you are overestimaing? I know Zillow isn't perfect, but they are usually closer than that in my areas.

You are in Indiana....what other source of heat do you have if you don't opt for a heat pump?

Dont overcomplicate things. Just separate the funds and you're good.

We have several SFH, and provide pest control quarterly. When new tenant moves in and I know place is clean and empty, I have them treat the interior. The rest of the time he only treats exterior unless I have a report of critters inside. So far, this has always been effective. If you have German roaches (the little bitty ones), they are difficult to get rid of. The regular big ones are easy.

We just did a flip and drew up plans for an in-law suite and got shut down by the county right away, so first step is to get your plans blessed. They would not allow "2 kitchens" at one address.  It's more of a zoning issue, so start with them.

Negotiate....what happened to their 200 dollar window? I have them in our primary home and they are good. Warranty is the real deal.  In fact, they will be here tomorrow  to replace one that has a bad seal that we bought nearly 4 years ago. I just did a flip and got a quote from them, and they were competitive, but I  went with a cheaper brand. Wish now that I  would have used them. FWIW.

Master, Journeyman,  etc., are union titles. You need Licensed Plumber, electrician, hvac guys that can pass an inspection and pull permits to be legit.

I have flood insurance on my personal home and it costs me $600 a year. I thought that FEMA regulates flood policies and everyone pays the same. I cold be wrong, but you could also be getting bad info from your agent. Might be with a second opinion.
