Your first hurdle (and biggest one for most people), is finding the money. You will be up against people with large sums of cash that will be watching the same market as you are. You need to connect with local REI groups and make some connections there and hang out with some of those people. What you do have is TIME....you are 17, so even if you can't pull the trigger right now, the market moves up and down in cycles.....the next downturn, have money saved or lined up and be ready to jump in! Use this time to study and watch and learn. You have the desire, just add a little patience. If you do have access to enough money, be aware that buying the house is the easy part. Renovating it (and the financing of that) is the make or break.....everything is more expensive than you think it will be!

I have run an Airbnb.... be sure to check your city ordinances regarding short term rentals.....also your HOA. And you will need to be available or have someone manage the unit. Lots of laundry, cleaning, etc.

My son used Bridgewell for a flip about a year ago and is still associated with that loan.  He had a reasonably good experience....though they have some pretty good fees up front.

That was my point....you stated you have 14 months'ish. If tpyou rent for say 4 of those, that leaves 10. Figure 30-45 days to close on a property (maybe longer with VA), you could now be down to 7 or 8 months.....time flies.

I am military friendly and investor friendly, so I see a number of problems here. First off, you don't know where you will be moving to, so that's a big problem.....how will you know good and bad areas to buy? Secondly, your VA loan isn't magic, if you have no credit or bad credit, getting a loan, even with your VA guarantee, will still be an issue. Suggest you find a trustworthy realtor AND loan officer to guide you. If you are fortunate and can find and purchase a house in the short time given, do you have money and time and skills to pull off a renovation? Just some things to think about. Best of luck to you!

Search other Airbnb rentals in your area and compare the properties. This should give you a pretty good idea.
