As a 30 year veteran and retiree myself (and also a landlord), I can tell you that in my opinion, the website you mention is not used by the vast majority of military folks. Military people are just people, and use the internet and Zillow or other sites for the best selection of properties. Also, why should I not hold you to the same standard as your civilian counterpart? In my 30 years, I met more than my share of bad risks in a uniform. There are times for preferential treatment, but screening for property is not one of them. I have had many military tenants, and I love them, but none to date have asked for, or expected any different treatment in the application process.

Newsletter?? You need to get in contact with folks that will call you when they get something. Establish a relationship with several wholesalers that work in your area.

Yes....the word termite sends shivers down the backs of buyers. My son just completed a flip of a very large house on acreage that had extensive termite damage. Even though he did everything right and fixed all that he found by opening up nearly every wall in the place, people continue to be spooked by the unknown. He has a bond in place and statements from WDO guys stating it is clear, but that still doesn't ease the minds of some. Sorry, but this is the way it is.

Here in the South, termites are a big deal and it pays to have a "termite bond" in effect when trying to sell a property. This gives the buyer a bit less concern, since it means if there is damage, the bond or insurance should cover it......emphasis on the word "should". As with any insurance policy, the small print is what's the killer. You may ask him to provide a termite bond at time of sale and then it is up to the termite company to determine if they feel the structure is bondable.....and be sure that it will cover prior damage! Termites are nasty creatures that can really do some damage.....I hve seen and fixed it first hand. Not to be trifled with! Good luck.

Greg, something to keep in mind that I learned from my CPA a couple of years ago (I am retired now, so not an issue these days), but if you make over ($150k I believe), your rental tax deductions cannot be claimed. You can still accrue them for future use (and I am not a CPA, so I may not be getting this 100% correct), but there are limitations that the tax law imposes. Just something to consider if you are fortunate enough to have this problem! :-)
