@James DeRoest, your observation can apply to a lot of places currently. It seems everyone in every area of the country is touting their "find" as the best place for big profits. I've felt this way for a while now.... wasn't it Warren Buffet that said when everyone is doing it, it's too late?

I'm with David....why overcomplicate things? We own everything in our personal name....that doesn't cost anything!

No.....I was familiar with Pensacola. We weren't !looking for a Navy town, we were looking for a lifestyle. The proximity to a military base is just a bennie. Having spent a good portion of my life in Europe, I prefer to walk or ride my bike rather than drive everywhere. I also don't like the gulf coast as much as the ocean. As I said, lots of reasons!

We chose the Jax beaches area because my wife taught school here for a year when I was deployed and she thought I'd retire soon.....well, a couple of years later I finally decided to pull the plug and we both liked it here a lot, so came back on vacation and decided this was the place. 12 years of cold English weather helped with the decision too! 😎 I had never lived in Fl previous. Hey Paul,

I WAS you a couple of years ago. Only difference was that I was getting ready to retire and like you, had no place I called "home" to move back to, do to many years overseas. We chose the Jacksonville area for a number of reasons, and we bought 3 SFR's right near the local Navy base for the strong tenant pool and because at the time, there were some great deals to be had. The deals aren't as plentiful here as they were 3 or so years ago, but you can still find some, but it remains a lovely place to live! :-) Good luck to you and don't miss that flight out of that s**thole!!

Hey Terrence....we should meet for coffee or a beer if no other reason than because we're neighbors and both former military guys!

te Vedra or St John good investment turf, but nice places! Quality of life goal would certainly be met, but it's an expensive quality of life. We live just north of there in "the beaches" area and love it. In my opinion not a lot of bargains to be found in the immediate area though. Depends on what you're looking for.... definitely suggest a scouting trip, and if we can help, feel free to reach out. My wife is also a local RE agent.
