My gut says.....15k for a potential 160k house?? I'd look VERRRY closely!

Welcome mate!

One of your biggest challenges will be getting a grasp of the differences between UK and US RE terminology and processes! I just returned to the US less than 2 years ago after 12 years up near Cambridge, where we owned a home, so since I have been involved in RE on both sides of the pond, I am happy to help you translate some of the terms if needed.

We just moved back to FL after 12 wonderful years in the UK, so I am fluent in British English, Irish English, American English, Scottish English, but Welsh, not so much! 😁 We now live in paradise after a long time being cold, but miss our lives there terribly! Only reason this even caught our eye is because both sides wete for sale by different parties. Would not ever buy one side without owning the other as well!

I think you should discuss with her that she is in violation of her lease for subletting and let her decide what she is going to do.  I would NOT allow her to operate Airbnb with you being the one ultimately responsible for any issues.  I have operated an Airbnb and I doubt that they would sanction someone who did not own the property, but cannot say for sure.  Ultimately, your call, but seems risky to me.

Trying to understand why if he doesnt have a loan on the house, how could it be in forclosure??
